Hot Water Tank Permit Application

    A permit is required to replace your hot water tank.

    A Hot Water Tank Permit will be issued automatically after this online application to remove and replace a hot water tank if you meet these conditions:
  • The location of the tank is not changing
  • The replacement tank is similar, has the same size capacity as to the existing tank.
  • The tank is in an individual unit (i.e. not a tank that services an entire strata building).
  • The replacement tank uses the same type of fuel as the original tank (i.e. you are not changing from electric to gas or on-demand).

    You can also use this online application if the location of the hot water tank, size or power source are changing, however the permit is not automatically issued. A Building Official will review the application before the permit can be issued. View the current review processing times.

    You don’t need a Hot Water Tank Replacement Permit:
  • For maintenance, repairs or minor component replacements on an existing tank.
  • If the work is already included in a permit (e.g. flood restoration or other construction permits).

    Do NOT complete this application in the following cases:
  • Work done to tanks in a commercial property - this requires a Plumbing permit.
  • Work done to a building/strata/common property tank that serves an entire building - this requires a Plumbing permit.
  • A tank installation in a new building - this is included in the Building Permit.

    Fees:
  • $109.64 per application. (Includes one inspection.)
  • Any deficiencies or re-inspection are charged at an additional $73.09 per re-inspection.
  • Administrative application processing fees do not apply to Hot Water Tank Replacement permits.
